How Much Does a New Roof Cost in Sheffield?

One of the first questions we hear from homeowners considering a new roof is simple: how much is it actually going to cost?

Unfortunately, there is no sensible one price answer. Two houses on the same street can require different amounts of work depending on the size of the roof, its condition, the materials being used and how easy the property is to access.

What we can do is explain what actually affects your quote so you know what you are paying for.

What affects the cost of a new roof?

The size of the roof is naturally one of the biggest factors. A larger detached property will normally require more materials and labour than a small terraced house.

The shape matters too. A straightforward pitched roof can be simpler to work on than a roof with several sections, valleys, dormers or other features.

Then there is the choice of material. Concrete tiles, clay tiles, slate and other roofing materials all have different costs and installation requirements.

The existing roof also needs to be considered. Once the old covering is removed, the timber and structure underneath can be inspected properly. If parts of the roof have deteriorated, additional work may be needed before the new covering can be installed.

Scaffolding, waste removal and access to the property can also affect the final price.

Does the whole roof actually need replacing?

Not necessarily.

A leak or a few damaged tiles does not automatically mean you need a completely new roof.

If most of the roof is still in good condition, a professional roof repair may be all that is required. This is why it is worth having the roof inspected before assuming the worst.

On an older roof with widespread deterioration, repeated leaks or numerous previous repairs, continuing to patch individual problems can eventually become poor value. Be careful comparing roofing quotes on price alone

If you receive several quotes, make sure you are actually comparing the same work.

A cheaper quote is not necessarily better if important parts of the job have been left out.

Ask what materials will be used, whether scaffolding and waste removal are included, what happens if damaged timber is discovered and exactly what work the quotation covers.

A proper roofing quote should make it clear what you are paying for.
