Does My Roof Need Repairing or Replacing?

If your roof is starting to show its age, it can be difficult to know whether a repair will solve the problem or whether replacement makes more sense. Here are the things worth considering.

Nobody wants to replace an entire roof if a sensible repair will give it many more years of useful life.

At the same time, repeatedly paying to repair a roof that is reaching the end of its life can become expensive.

So how do you know which option makes sense?

When a roof repair may be enough

A repair is often appropriate when the problem is isolated and the rest of the roof remains in reasonable condition.

This might include a small number of damaged or missing tiles, a localised leak, damaged flashing or an issue with a particular section of the roof.

In these circumstances, repairing the affected area can address the problem without disturbing a roof that is otherwise performing properly.

When should you consider a new roof?

The decision becomes different when problems are widespread.

The condition of the materials and the quality of the original installation are more useful than age alone.

Visible sagging, widespread deterioration and significant problems with the underlying roof structure should always be properly assessed.

What about flat roofs?

Flat roofs can show different warning signs.

Pooling water, cracks, lifting material, bubbles in the covering and recurring leaks can indicate that the surface is deteriorating.

Sometimes a local flat roof repair is possible. If deterioration affects a large proportion of the covering, replacement may be the more appropriate option.

Do not replace a roof based on appearance alone

An older roof can look weathered without necessarily requiring immediate replacement.

Equally, a roof that looks acceptable from ground level can have problems that are difficult to see.

The sensible approach is to determine what is actually wrong before deciding how much work is necessary.
